Electrical compliance testing has due dates for everything, and those dates keep slipping. Six-monthly here, annual there, two-yearly somewhere else, across a building nobody has a single register for.
BOSCHETTI runs that calendar for schools, shopping centres and large commercial sites. Most electrical maintenance contractors are booked per visit. This is set up as a programme, with the reactive callouts included in the same arrangement.
What does electrical facilities maintenance cover?
Electrical facilities maintenance covers scheduled testing, record-keeping, and repairs in between. Intervals differ by standard and by how hostile the environment is. It covers test and tag, RCD testing, emergency and exit lighting, thermal imaging on switchboards, and planned maintenance under one point of contact.
Electrical Test and Tag
Offices, schools and factories run on a different testing interval from construction sites, and the two often get confused, which can fail an audit.
We test and tag to AS/NZS 3760:2022, the in-service standard covering electrical equipment and RCDs, with a full asset register, and we issue the report on completion rather than weeks later when somebody chases it. Construction sites follow AS/NZS 3012, a separate standard with its own intervals and the quarterly colour-coded tag system.
RCD Safety Switch Testing
The push-button test and the trip-time test are different tests on different cycles, and only one of them proves the device will actually operate.
We test and record board by board, so compliance can be proven at audit rather than reconstructed from memory. Annual trip-time testing applies to hostile environments; low-risk premises such as offices, schools and shopping centres run two-yearly.
Emergency and Exit Light Testing
Exit and emergency lighting is the system nobody thinks about until an evacuation or an audit, and the one most likely to have a dead battery behind a working LED.
We service to AS/NZS 2293.2: the six-monthly discharge test that proves every fitting runs its full rated duration, and the annual inspection and clean. We replace failed fittings and batteries, and issue a compliance report for the building file.
Thermal Imaging Inspections
A loose connection heats up long before it fails, and the practical way to see it is to look at the board while everything is running.
Infrared inspection of switchboards, transformers and MV assets finds heat build-up before it becomes an outage. Baseline data from the first visit lets you trend condition year to year rather than judge one image at a time.
Preventative Electrical Maintenance
A site that only calls an electrician when something stops pays for the outage and the repair, usually at the least convenient hour available.
Scheduled maintenance contracts combine planned inspections with reactive callouts under a single maintenance agreement, for shopping centres, schools and large commercial sites where the building has to keep operating either way.
